Asbestos testing is the process of identifying the presence, location, and condition of ACMs in a building or a material sample, through visual inspection, laboratory analysis, and risk assessment. Asbestos testing can be conducted for various purposes, including:

• Asbestos management surveys - to determine the presence and condition of ACMs that may be disturbed during normal occupancy and maintenance activities, and to develop a management plan to prevent or control exposure;
• Asbestos refurbishment/demolition surveys - to locate and assess all ACMs that may be disturbed during a major renovation or demolition project, and to ensure their safe removal and disposal;
• Asbestos bulk sample analysis - to examine a suspected ACM material sample (such as insulation, flooring, tiles, or cement) under a microscope and determine whether it contains asbestos fibers, and if so, at what concentration and type.

Asbestos testing is essential for several reasons:

• It is a legal requirement under the Control of Asbestos Regulations 2012 for non-domestic properties, and for any building or material constructed or installed before the year 2000 (including some domestic properties), to have an asbestos survey and management plan in place;
• It can help you avoid the health risks associated with exposure to ACMs, which may not be visible or identifiable without testing;
• It can inform your property management, maintenance, and renovation activities, by giving you a clear idea of where the ACMs are and how to deal with them;
• It can protect you from liability and lawsuits related to asbestos exposure, as you will have proof of due diligence and compliance with regulations.
