Asbestos is a naturally occurring mineral that was widely used in the construction industry before the 1980s. It was popular due to its high resistance to heat, electricity and chemicals, making it ideal for insulation and fireproofing.

There are two types of asbestos; chrysotile (white asbestos) and amphibole (blue and brown asbestos). Both types of asbestos can cause serious illnesses, but amphibole asbestos is more hazardous due to its needle-like fibres that can penetrate deep into the lungs.

Asbestos is most dangerous when it's disturbed, as it releases asbestos fibres into the air. Asbestos-containing materials (ACMs) can be found in many parts of the property, including ceiling tiles, insulation, partition walls, flooring, roofing, and pipes. ACMs were used in many new buildings until 2000 when it was entirely banned in the UK.
