Asbestos is a naturally occurring mineral that was widely used in building construction, especially from the 1950s to the 1980s. It was valued for its insulating and fire-resistant properties, so it was often used in ceilings, walls, floors, pipes, and other areas. Unfortunately, asbestos is also highly toxic and carcinogenic, meaning it can cause serious health problems, including lung cancer, mesothelioma, and asbestosis.

In response to these risks, the UK government has implemented strict regulations requiring all commercial and residential properties to have an asbestos survey before any refurbishment, demolition, or other significant work takes place. Asbestos surveys are designed to identify the presence, location, and condition of asbestos-containing materials (ACMs) in a building, as well as assess the risk to human health and the environment.

Depending on the type and condition of the ACMs, the surveyor will recommend different management and removal options. Some ACMs can be left in place if they are in good condition and unlikely to be disturbed, while others must be removed by a licensed asbestos removal contractor.
